Land Use Services

Land Use Services office is also the Zoning office. The intent of zoning and land development regulations is to allow property owners the reasonable use of their property so as the use is not detrimental to abutting properties or the neighborhood. Every property in the County has a zoning designation.

Land Use Services works with the public to enforce land use ordinances including Zoning and Minimum Housing. This is accomplished through development meetings with applicants for subdivisions, commercial development and residential construction through site plan review; issuing permits after proper review; site inspection for compliance; the Board of Adjustment and Planning Board. Zoning / Land Use approval is required for all new construction and for any changes in use of the property, including additions, garages, decks, swimming pools, signs, remodeling, etc.

There are currently two types of approval:

  1. By-right (can be issued when all code requirements are met.)
  2. Conditional Use Permit (approved by the Board of Adjustment after a public hearing is held.)

Land Use Services also assists the public in answering questions for a variety of information from flood plain data to zoning classification. Please see the FAQ or contact us for more information.
